Oberbank mortgage: calculate the repayment
Oberbank is a smaller player in the Czech Republic, but it offers three things you will not find at the big banks: a euro loan, a property abroad as security, and a variable rate. It also starts from CZK 250,000, which matters for small loans.
Calculate the repayment
The calculator uses our indicative rate, not Oberbank's rate. The bank confirms the actual offer based on your creditworthiness and LTV. The result also shows the APRC, the total cost of the loan as a percentage, and the length of the fixed-rate period for which the bank holds the rate for you. The comparison with other banks is on our mortgage comparison page.
An estimate based on income. The bank approves the exact amount after assessing your income, expenses and credit history. We will work it out with you for free. Maximum LTV 80% (90% for under-36s buying a home to live in).

Intermediary: Offgrid Labs s.r.o. (HypoGO brand), an independent consumer credit intermediary registered with the Czech National Bank (ČNB). An indicative calculation, not a loan offer; the bank sets the final terms.

What mortgages does Oberbank have?
Four, differing in purpose and limit. The bank publishes them in a single table, which is not standard on the Czech market.
| Product | From | Up to | Term |
|---|---|---|---|
| StandardHypotéka | CZK 250,000 | up to 80% of the security's value | 5 to 30 years |
| FlexiHypotéka | CZK 250,000 | up to 75% of the security's value | 8 to 20 years |
| Investment mortgage | CZK 2,000,000 | up to 70%, at most CZK 50,000,000 | 5 to 25 years |
| Hypotéka bez hranic | CZK 250,000 | up to 70% of the security's value | 5 to 30 years |
A minimum of CZK 250,000 is low for the Czech market. For comparison, Fio banka starts at one and a half million, so for small loans the circle of banks is narrow. We have set out Fio banka's terms on our Fio banka mortgage page.
What is Hypotéka bez hranic?
A loan secured by a property abroad. The bank lends up to 70% of its value.
This is the reason it is worth knowing about Oberbank at all. Most banks in the Czech Republic only take a property on Czech territory as security, so anyone who owns a flat in Austria or Slovakia and would like to use it usually hits a wall. Oberbank operates across central Europe, so this is not an exception for it.
The loan can be drawn in koruna or in euro. That makes sense if your income is in euros: you repay in the same currency you earn in and carry no exchange-rate risk. If you do not have income in euros, though, it is an extra risk, because the repayment in koruna moves with the exchange rate.
What does a variable rate mean?
The rate changes continuously with the market, at Oberbank tied to the three-month PRIBOR. So it is not a fixed-rate period during which your repayment is certain.
This is rare on the Czech market for household mortgages, because most banks only offer a fixed rate for one to ten years. A variable rate makes sense if you expect rates to fall and can cope with the repayment rising in the meantime. Anyone who needs certainty over the repayment should choose a fixed-rate period; we cover the differences under the entry Fixed-rate period.
Oberbank also offers a fixed rate, for one to ten years, so the choice is yours.
How long can I draw the loan down?
At most 12 months for StandardHypotéka and the investment mortgage, 6 for FlexiHypotéka. You can draw it down in one go or gradually.
This is a figure most banks do not publish, and yet it matters for building and renovation: gradual drawdown has to be completed within that period. How gradual drawdown works is covered on our mortgage for building and renovation page.
The LTV limit for the investment mortgage is 70%, which matches what the Czech National Bank has recommended for investment properties since April 2026. It is a recommendation, not a legal cap, but banks follow it.
Frequently asked questions
Do I need income in euros to get a euro loan?
You do not, but without it you take on exchange-rate risk: the repayment in euros will cost you a different amount in koruna each time. The bank also usually only counts income in a foreign currency partially. It makes sense mainly if you genuinely earn in euros.
Will Oberbank accept any property abroad as security?
Not any property. The bank operates across central Europe and assesses whether the property is in a country where it can enforce and value the security. The bank will confirm the specific list of countries and the conditions based on your situation.
Is Oberbank a Czech bank?
It is an Austrian bank operating in the Czech Republic through a branch. In practice this means the same for a client as with any other bank under Czech supervision, except the branch network is smaller and part of the process follows Austrian conventions.
Do you arrange an Oberbank mortgage?
Yes, our adviser will arrange a mortgage with Oberbank for you. They will compare it with the other banks they arrange and tell you which bank suits your situation best. It costs you nothing; the bank pays the adviser.
