Česká spořitelna mortgage: calculate the repayment

Česká spořitelna goes up to a 35-year term, but on one product only. For its standard mortgage it is thirty years, the same as the rest of the market. Arranging and administering the loan is free; the property valuation is charged. We have set out what it publishes.

Calculate the repayment

The calculator uses our indicative rate, not Česká spořitelna's rate. The bank confirms the actual offer based on your creditworthiness and LTV. The result also shows the APRC, the total cost of the loan as a percentage, and the length of the fixed-rate period for which the bank holds the rate for you. The comparison with other banks is on our mortgage comparison page.

Representative example: loan of CZK 4,000,000 over 360 months, fixed borrowing rate 4.99% p.a., APRC 5.11%, monthly payment CZK 21,448, total amount payable CZK 7,721,433; secured by a charge over the property. Intermediary: Offgrid Labs s.r.o. (HypoGO brand), an independent consumer credit intermediary registered with the Czech National Bank (ČNB). An indicative calculation, not a loan offer; the bank sets the final terms.

What happens next?

  1. We call you and ask a few questions. We can talk in English.
  2. We put you in touch with an adviser from your region. Only they get your contact details.
  3. You describe your situation and they find out what different banks would offer you.

You don't sign anything and you don't pay anything. The bank pays the adviser's commission.

Who can get a 35-year term?

Only someone taking out Hypotéka pro budoucnost. The bank states this explicitly under its own calculator: for its standard mortgage the term is thirty years. The extra five years noticeably lowers the repayment, but you also pay interest for five years longer.

This comes with two practical limits. Banks check how old you will be when the loan ends, so a 35-year term is realistic mainly for younger applicants. And a longer term on its own does not increase the amount you get if the property's value is the limiting factor: the LTV cap applies regardless of the repayment term.

A longer term makes sense as a tool, not as a goal. If you take the longer term for a lower repayment and then make extra repayments, you keep the flexibility without paying extra interest.

What is free and what do you pay for?

Arranging and administering the mortgage is free; the valuation is not. In the bank's representative example, the property valuation is CZK 5,000 and the Land Registry administrative fees are CZK 4,000.

One sentence in the bank's example is worth noting: it does not include insurance on the pledged property, because the bank does not know its cost. That is an extra cost you need to budget for, and also a more honest admission of what is missing than you find elsewhere.

How the cost of a valuation differs among other banks is covered on our Property valuation page. At ČSOB, for example, it is free, so this difference matters on a mortgage that is tight on budget.

What is Hypotéka pro budoucnost?

A discounted option for energy-efficient housing. It targets properties with an energy label A or B, and renovations involving photovoltaics, a heat pump, or insulation.

It is the same pattern now offered by several banks: document an energy standard and you get better terms. If you are renovating and considering insulation or a heat pump, it is worth asking about this option before you sign a standard mortgage. How financing a renovation works is covered on our Mortgage for building and renovation page.

How much will the bank lend?

Up to 90% of the property's price, and according to its own offer, even more if you put up another property as security.

Ninety per cent is not the bank's own decision but a cap set by the Czech National Bank, and it only applies to applicants under 36 buying their own home. For everyone else the limit is 80%. A bank may exceed the limit only within an exception that the CNB caps at no more than 5% of the previous quarter's mortgage volume. It is a quota, not an entitlement.

A second property as security does not get around the cap; it only enlarges the base the cap is calculated from. We cover this on our Mortgage without savings page.

Frequently asked questions

Do I need an account with Česká spořitelna?

Not for arranging the mortgage itself, but repaying it from an account with the bank is one of the conditions for the discounted rate. Most large banks work the same way. Work out whether switching your main account is worth it for the discount, or whether a rate without the discount is better elsewhere.

Is a 35-year term available to everyone?

No, the product decides that. Under its own calculator, Česká spořitelna states that thirty-five years only applies to Hypotéka pro budoucnost; its standard mortgage has a thirty-year term. Banks also check how old you will be when the loan ends, so the longest term is realistic mainly for younger applicants.

Is property insurance included in the APRC?

Not in Česká spořitelna’s representative example, and the bank states this explicitly, because it does not know the cost at the time of calculation. You still have to insure the pledged property. Factor this in as an extra cost when comparing offers.

Do you arrange a Česká spořitelna mortgage?

Yes, our adviser will arrange a mortgage with Česká spořitelna for you. They will compare it with the other banks they work with and tell you which bank suits your situation best. It costs you nothing; the bank pays the adviser’s fee.

Calculated with the rate valid on 1. 11. 2026. Your actual rate depends on your creditworthiness, the LTV and the market. A mortgage is a loan secured by a charge over the property, and failing to repay can lead to its sale. We will tell you the commission we receive from banks on request.
