UniCredit Bank mortgage: calculate the repayment

UniCredit advertises that it will lend up to 95% of a property's appraised value. The binding Czech National Bank limit, though, is 90%. It is not a mistake, but there is a rule behind it that is worth explaining.

Calculate the repayment

The calculator uses our indicative rate, not UniCredit Bank's rate. The bank confirms the actual offer based on your creditworthiness and LTV. The result also shows the APRC, the total cost of the loan as a percentage, and the length of the fixed-rate period for which the bank holds the rate for you. The comparison with other banks is on our mortgage comparison page.

Representative example: loan of CZK 4,000,000 over 360 months, fixed borrowing rate 4.99% p.a., APRC 5.11%, monthly payment CZK 21,448, total amount payable CZK 7,721,433; secured by a charge over the property. Intermediary: Offgrid Labs s.r.o. (HypoGO brand), an independent consumer credit intermediary registered with the Czech National Bank (ČNB). An indicative calculation, not a loan offer; the bank sets the final terms.

What happens next?

  1. We call you and ask a few questions. We can talk in English.
  2. We put you in touch with an adviser from your region. Only they get your contact details.
  3. You describe your situation and they find out what different banks would offer you.

You don't sign anything and you don't pay anything. The bank pays the adviser's commission.

Representative example

Mortgage of CZK 4,000,000, fixed borrowing rate 4.99% a year, term 30 years (360 months), fixed-rate period 3 years. Monthly payment CZK 21,448, APRC 5.11%, total amount payable CZK 7,721,433.

Calculated with the rate valid on 1. 11. 2026. Your actual rate depends on your creditworthiness, the LTV and the market. A mortgage is a loan secured by a charge over the property, and failing to repay can lead to its sale. We will tell you the commission we receive from banks on request.

How can the bank lend 95% when the limit is 90%?

Through an exception the Czech National Bank allows banks. A provider may exceed the limit for a volume of at most 5% of the mortgages it provided in the previous quarter.

It is a quota, not an entitlement. The bank splits it between the applications that make the most sense to it, and assesses everyone else under the ordinary limit.

This ratio is called LTV, the loan amount's share of the pledged property's value. The ordinary cap is 80%, or 90% for your own home if you are under 36.

UniCredit itself states that for applicants over 36 it lends up to 80%. That 95% figure is therefore aimed at young applicants, and even among them at a minority.

In practice this means one thing: treat such an offer as a bonus, not as the basis for your budget. If you do not qualify for the exception, you need 10% of the price ready.

What are UniCredit's terms?

The figures come from the bank's own website. What you are offered is decided only after the application is assessed.

Source: UniCredit Bank's website, the page on a mortgage for buying a property and its representative example, checked 21. 9. 2026. We do not state the borrowing rate here; it changes, and you only get a specific figure after your application is assessed.

What should you watch out for?

The bank only publishes rates for three fixed-rate periods. Its website states two, three and five years, but according to the same source the product allows one to ten years. It is worth asking about a longer fixed-rate period; you will not find it in the price list. A fixed-rate period is how long the bank holds your agreed rate.

The rate may be tied to account activity. For its advertised rate, the bank requires that the account you repay the loan from receive at least one and a half times the repayment each month, with at least three card payments going through it. If you do not meet this, the rate is different.

The fees are not zero. Risk assessment of the security costs CZK 5,700, and drawdown on a deposit application a further CZK 1,900. Budget for them from the start.

How do we help with this?

Our adviser will arrange a mortgage with UniCredit for you. The contract with the bank is theirs, not ours. They will also compare the offer with other banks for you.

This matters especially for the exception to the limit: each bank has its own quota and its own rule for who gets it. Our adviser knows where your case stands a chance, so you do not have to try it blind. A rejected application also stays in the banking registry for a year.

You can calculate the repayment right here, without giving your contact details. You pay nothing; the bank pays the adviser. How much they receive, we will tell you on request.

Frequently asked questions

Will UniCredit really lend me 95% of the property’s price?

It may, but it is an exception, not an entitlement. The Czech National Bank gives every bank a quota of at most 5% of the mortgage volume provided in the previous quarter within which it may exceed the limit. The bank splits this between the applications that make the most sense to it. The ordinary cap is 90% up to age 36 and 80% for everyone else.

Does the 95% also apply to applicants over 36?

It does not. UniCredit itself states that for applicants over 36 it lends up to 80% of the appraised value. The higher share is aimed at young applicants buying their own home, and even among them only at some of them.

For how long can I fix the rate at UniCredit?

The bank publishes rates for two, three and five years. According to its website, though, the product allows a fixed-rate period of one to ten years, so it is worth asking directly about a longer period. You will not find it in the price list.

How much will I pay in fees at UniCredit?

According to the bank’s representative example, risk assessment of the security costs CZK 5,700, and drawdown on a deposit application CZK 1,900. On top of that comes registering and removing the charge over the property with the Land Registry, which the bank states together as CZK 4,000.

Will you arrange a UniCredit mortgage for me?

Yes, our adviser will arrange it. They will also put it next to the offers of other banks they arrange. For the exception to the limit this is worth doing twice over: each bank has its own quota and its own rules for who gets it, and trying it blind does not pay off.
