Raiffeisenbank mortgage: calculate the repayment
Raiffeisenbank lends up to CZK 20,000,000, offers a term of 5 to 30 years, and a fixed-rate period of up to 15 years, unusually long for the Czech market. Here is what is behind it.
Calculate the repayment
The calculator uses our indicative rate, not Raiffeisenbank's rate. The bank confirms the actual offer based on your creditworthiness and LTV. The result also shows the APRC, the total cost of the loan as a percentage, and the length of the fixed-rate period for which the bank holds the rate for you. The comparison with other banks is on our mortgage comparison page.
An estimate based on income. The bank approves the exact amount after assessing your income, expenses and credit history. We will work it out with you for free. Maximum LTV 80% (90% for under-36s buying a home to live in).

What does "up to 90%" actually mean?
It is an upper limit that only some applicants reach. The bank may lend ninety per cent only where the Czech National Bank allows it: to an applicant under 36 buying a home for themselves.
For everyone else the cap is 80%. This is not Raiffeisenbank's decision; it applies equally to every bank. A bank may exceed the limit only within an exception that the Czech National Bank caps at no more than 5% of the previous quarter's mortgage volume. It is a quota, not an entitlement.
This ratio is called LTV. It is the loan amount's share of the property's value that you put up as security.
For a flat worth 5 million, that means a difference of half a million in your own money: 500,000 if you qualify for the exception, otherwise one million.
What are Raiffeisenbank's terms?
The figures come from the bank's own website, not from our estimate. They are the product's limits. What you are offered is decided only after the application is assessed.

Who does a fifteen-year fixed-rate period suit?
A fixed-rate period is how long the bank holds your agreed borrowing rate. Fifteen years is the longest a bank commonly offers here; most of the market stops at ten.
You are buying certainty with it. Your repayment will not change for half the term of the loan, so you do not have to worry about where rates will be in three years.
You pay for that twice over. A long fixed-rate period tends to be more expensive than a short one, and above all it is harder to leave early. The bank may charge for early repayment outside the end of the fixed-rate period, and the longer the period, the longer that possibility lasts. If you plan to sell the property in five years, a long fixed-rate period can complicate things for you.
How do we help with this?
Our adviser will arrange a mortgage with Raiffeisenbank for you. The contract with the bank is theirs, not ours. They will also compare the offer with other banks for you.
You can calculate the repayment right here, without giving your contact details. You pay nothing; the bank pays the adviser. How much they receive, we will tell you on request.
We do not promise approval or a specific rate. The bank decides both after assessing the application.
Frequently asked questions
Will Raiffeisenbank lend me 90% of the price?
Only if you are under 36 and buying your own home. This exception is allowed by the Czech National Bank and applies equally to every bank. A bank may exceed the limit only within an exception that the Czech National Bank caps at no more than 5% of the previous quarter’s mortgage volume. It is a quota, not an entitlement. In every other case the cap is 80% of the pledged property’s value.
For how long can I fix the rate?
For one to seven years, or ten or fifteen. A fifteen-year fixed-rate period is unusual on the Czech market; most banks stop at ten. You buy certainty, but a long fixed-rate period tends to be more expensive and harder to leave.
How much can I borrow?
The bank states an upper limit of CZK 20,000,000. How much you get, though, is decided by assessing the application: the value of the security, your income, and how much the bank recognises towards repayments under its own rules.
How long does approval take?
The bank states within three days of a complete application. The longest part of the process is usually not the approval itself but gathering documents and the property valuation. The sooner you have the paperwork together, the shorter the whole process.
Will you arrange a Raiffeisenbank mortgage for me?
Yes, our adviser will arrange it. They will also put it next to the offers of the other banks they arrange, so you can see whether it is the best one for you. You pay nothing for this; the bank pays the adviser.
