Terms overview

Moneta mortgage: terms, and what of them is just the law

Moneta lends up to 80% of the property's value, offers a term of up to 30 years, and charges nothing for processing or administering the loan. We have set out what it publishes, and what to watch out for.

Our adviser will not arrange a Moneta mortgage for you, and we do not act as an intermediary for it. So this page will not arrange one for you either. It summarises what the bank itself publishes, and at the end you will find how to check whether its offer is good for you.

What are Moneta's terms?

LTV, the loan amount's share of the pledged property's value, is what decides. The cap of 80%, or 90% for your own home if you are under 36, is not Moneta's decision. It is held by the Czech National Bank and applies equally to every bank.

Source: Moneta, Mortgage ↗, checked 20. 9. 2026. We deliberately do not state the borrowing rate here; it changes and we do not have it first-hand. You will find the current rate on the bank's website.

On the annual limit for extra repayments, we only state that it exists. Moneta describes it differently in two places on its website, so have the specific percentage confirmed directly by the bank.

What is worth paying attention to?

Zero processing and administration fees. Some banks charge a one-off fee of several thousand for providing the loan and hundreds a month for administering it. On a twenty-year mortgage, that makes a noticeable difference.

Here, though, you need to look at the whole picture. Lower fees and a higher rate can end up costing more than the opposite. That is exactly what APRC is for. It is the annual percentage rate of charge and, unlike the borrowing rate, it includes fees, so you can use it to compare offers against each other.

Free extra repayments. If you plan to pay the mortgage off faster, check the limit in advance. Above it, the bank may charge compensation of its costs.

What is the bank's advantage, and what is just the law?

Most of what you find under free repayment is a legal obligation. Moneta's website lists five cases where you pay nothing for an extra repayment. Four of them must be given by every bank in the Czech Republic, because they are set out in the consumer credit act.

By law, these cases are free of charge at Moneta or anywhere else:

  • at the end of the fixed-rate period, and for three months from the moment the bank notifies you of the new rate,
  • in the event of long-term illness, disability or death, if it significantly reduces the ability to repay,
  • when selling the property, if at least two years have passed since the contract was concluded,
  • when settling marital property under the same conditions,
  • once a year up to 25% of the original loan amount, but only in the month before the contract's anniversary.

We cover this under the entry Fixed-rate period and on our selling a property with a mortgage page.

What is extra and worth noting: Moneta also offers a service of partial extra repayments, which lets you pay the loan down even outside those legal windows. That is a genuine advantage, not an obligation, and it is worth asking under what conditions the bank provides it.

The bank also has a programme promising to match a better offer from a competitor. Under its own terms, though, it can change or end this at any time, so do not count on it holding for the whole term of the loan. Checked on moneta.cz on 21 September 2026.

Fees that show up along the way

According to its website, Moneta charges nothing for processing or administering the loan. What is not free, though, are changes that happen during processing, and those are what most often catch people out.

  • Changes during processing are charged. The bank lists the prices, so ask for its fee schedule before you sign anything.
  • Moving the drawdown date is charged, plus a fee for every month the money is not drawn down, calculated from the undrawn amount.

The second item is the tricky one: the build is delayed, drawdown gets pushed back, and the fee keeps running. For a property under construction, it is worth building a reserve into the schedule. How this works elsewhere is covered on our mortgage for building and renovation page.

For purposes other than housing, according to the bank you can use up to 30% of the total loan amount. It is a no-purpose-proof part, so you do not have to document it with invoices, but it increases the total amount from which LTV is calculated.

How do you tell whether Moneta's offer is good?

The only way is to put it next to the others. You request Moneta's offer directly from the bank, and you can find out what the banks our adviser works with offer from us.

Our adviser most often arranges mortgages with these banks: Komerční banka, Česká spořitelna, ČSOB, Raiffeisenbank, UniCredit, Oberbank. Moneta is not among them.

You can calculate the repayment right here, without giving your contact details. The calculator uses our indicative rate, not Moneta's rate, so treat the results as a benchmark for comparison, not as the bank's offer.

Calculate the repayment, but not at Moneta's rate

This is not Moneta's calculator. It uses our indicative rate, based on the terms of the banks our adviser arranges mortgages with. Moneta is not among them, so this will not calculate its repayment, and we are not pretending it does.

So what is it good for: you will see an approximate repayment, the total cost of credit as APRC, and whether you fit within LTV, the loan's share of the property's value. That holds regardless of the bank. Request Moneta's offer directly from it and put it next to what the banks our adviser arranges offer; you can find out which these are on our mortgage comparison page.

Representative example

Mortgage of CZK 4,000,000, fixed borrowing rate 4.99% a year, term 30 years (360 months), fixed-rate period 3 years. Monthly payment CZK 21,448, APRC 5.11%, total amount payable CZK 7,721,433.

Calculated with the rate valid on 1. 11. 2026. Your actual rate depends on your creditworthiness, the LTV and the market. A mortgage is a loan secured by a charge over the property, and failing to repay can lead to its sale. We will tell you the commission we receive from banks on request.

Frequently asked questions

Will you arrange a Moneta mortgage for me?

We will not. Moneta is not among the banks our adviser arranges mortgages with, so you cannot apply for its mortgage through us. You arrange it directly with the bank, online or at a branch. We can calculate the repayment for you and show you what the banks our adviser arranges offer.

How much will Moneta lend me?

According to its website, up to 80% of the pledged property’s value. Moneta does not state on its website the 90% exception for applicants under 36 that the Czech National Bank allows, so ask about it directly. That cap is held by the Czech National Bank and applies equally to every bank; it is not something specific to Moneta. A bank may exceed the limit only within an exception that the Czech National Bank caps at no more than 5% of the previous quarter’s mortgage volume. It is a quota, not an entitlement.

Does Moneta charge a processing fee?

According to its website, processing and administering the loan are free. Do budget, though, for costs the bank does not charge: the property valuation and the administrative fee for registering the charge with the Land Registry, which is CZK 2,000. If you submit the application on the Land Registry portal’s electronic form, the office reduces it by a fifth under the administrative fees act, to CZK 1,600.

Can I repay a Moneta mortgage faster?

Yes, extra repayments are free according to the bank, but with an annual limit. Have the specific percentage confirmed directly by the bank, because it states it differently in two places on its website. Above the limit, the bank may charge compensation of its costs.

Why do you write about Moneta if you do not offer it?

Because people search for it, and the fact that it cannot be arranged through an adviser is not easy to find elsewhere. We would rather say so directly than have someone find out the long way round. You can find out what the banks our adviser arranges offer from us.
