Income and credit registers

Mortgage without proof of income and without a register check

These are two different situations that offers tend to blur into one. The first is about what you use to show your income when you don't have a letter from your employer. The second is about what a record in a credit register does to you. Each has its own way through.

Is there a mortgage without proof of income?

Not in the sense that no one looks at your income. Whoever is allowed to grant a mortgage must, by law, carefully assess whether you can keep up the repayments, and may only lend when there's no reasonable doubt about it.

What differs is the form. A letter from your employer is, at some banks, now replaced by what the bank can already see on your own account.

If a lender skips that step, the contract is void. A court takes this into account even if no one raises it, and you only have to repay the principal you borrowed, on terms that suit what you can reasonably manage.

The law also explains why collateral alone can't replace income. A lender may only count the value of the property in two cases: when the loan is meant to be repaid from selling that property, or when it's clear you can keep up repayments regardless of income. Otherwise it comes down to comparing your income against your outgoings.

So an offer along the lines of "secure it against the property and we won't worry about income" relies on one of those two things: either selling the property, or an assessment that's only done on paper. Either way, it's worth knowing what you're getting into.

What do I use to show income if I don't have a letter from my employer?

Bank statements, a tax return, turnover, a tenancy agreement. Banks go furthest with people whose pay comes straight into an account with them: there they don't ask for proof at all, because they can see the income.

Česká spořitelna states: "if your pay goes into a bank account with Česká spořitelna, you don't need to prove your income". Komerční banka's documentation page states: "Bank statements (if your pay is domiciled with us, meaning it's paid into an account with us, they're not required)". Both verified on 21 September 2026, sources Česká spořitelna ↗ and Komerční banka ↗. Our adviser can arrange a mortgage with either bank for you.

The market hasn't got any closer to a true mortgage without proof of income. The bank hasn't stopped looking at income, it just has nothing left to ask you for.

Situation What proves the income Where banks differ
Pay goes into an account at the same bank nothing extra, the bank sees the income itself applies at that specific bank, not everywhere
Employee with an account elsewhere an income certificate, plus bank statements how many months of statements they want
Self-employed a tax return with proof of tax paid, bank statements whether they work from your tax base or your turnover
Flat-rate tax bank statements showing the flat-rate tax payment whether they accept this regime without reservations
Rental income a tenancy agreement and a tax return what share of the rent they recognise
Income from abroad proof of income in a foreign currency, converted at the exchange rate which countries, currencies and employers they accept

The rows on documents are based on the overviews published by Česká spořitelna ↗ and Komerční banka ↗, verified on 21 September 2026. The third column is a bank's own methodology, which banks don't publish, so it doesn't contain figures, only what to ask about.

Most of this is decided for self-employed applicants. Some banks work from turnover rather than the tax base, and that's exactly what opens up a mortgage for people with high expenses or who use the flat-rate expense allowance. We've written this up on Mortgage for the self-employed.

What counts towards income, from parental allowance to child support, has its own page: What income a bank accepts. Income from abroad follows its own rules, covered on Mortgage for foreigners.

Can you get a mortgage without a register check?

No. The register is the tool a lender uses to meet its duty to assess your creditworthiness. Banks use it to share with each other who owes what and how they're repaying it.

An ad saying "no register check" means in practice "even with a record". That's different from "without looking", and it's worth hearing that difference before you sign anything.

A record in a register doesn't automatically mean rejection. What matters is what kind it is and how old it is, and you can find out both in advance.

This question comes up most often with a non-purpose loan secured against property. Why collateral doesn't replace the assessment there either is covered on American mortgage.

And one more combination people ask about: a mortgage without a charge on the property. That doesn't exist, because it's precisely the charge from the loan that makes it a mortgage. Without it, you have a consumer loan, where the bank lends less and over a shorter term, but doesn't put the property at stake.

What do the registers know about me?

The banking and non-banking registers also hold loans you repaid on time; SOLUS only holds the fact that someone paid late. All three delete the data over time, each on its own timescale.

Register What it holds How long the record stays
Banking register loans from banks and building savings societies, both positive and negative records for the term of the contract plus a further four years after it ends
Non-banking register loans and leases from non-bank companies for the term of the contract plus a further four years after it ends
SOLUS only failures to repay, not ordinary contracts three years from the end of the default, one year for telecoms and energy
An application that went nowhere the fact that you applied for credit one year in the banking register, six months in the non-banking one

The retention periods for the banking and non-banking registers are stated by their operator at kolikmam.cz ↗, the SOLUS register's rules are on its own website ↗. Verified on 21 September 2026.

A positive record is still a record. Any bank that checks the register sees a loan that was repaid on time. It's the one thing that speaks for you when you approach a bank other than the one where you hold your account.

One register doesn't concern you at all. The Central Credit Register, run by the Czech National Bank, holds the liabilities of companies and sole traders acting as businesses, not people outside of business. If you're looking for a record on yourself as a consumer, you need to look elsewhere.

How do I find out what's on my record?

You request a statement, before you submit your first application. One place handles both the banking and non-banking register; SOLUS has its own route.

Statements from both the banking and non-banking register are issued by CRIF via the kolikmam.cz portal. Identity is verified through bank identity, so it can be done from home.

SOLUS has its own route: a statement through its mobile app, or a request for access to your personal data, which it processes within thirty days.

It's worth keeping the order right. An application that went nowhere stays in the banking register for a year. Approaching five banks blindly means arriving at the sixth in a worse position than when you started.

What if something in the register is wrong?

You submit a request for correction, online through the client zone, via a data box, or by post. The register's operator deals with it within one month.

What can be corrected is an inaccurate record, not a correct one. A correct record disappears on its own once the period from the table above runs out. A service that promises an earlier deletion won't change that.

The procedure and deadline are stated by the registers' operator at kolikmam.cz ↗, the route to a statement is described by CBCB ↗ and SOLUS ↗. Verified on 21 September 2026.

I have a record in the register. What now?

An old slip-up you've since paid off. Check that the register also shows that repayment and the date the default ended. The date from which the record will disappear is counted from that, and without it you don't know your own deadline.

An active overdue debt. Looking for a bank that won't check won't help here. The way through is closing that debt, because as long as it runs, every bank that checks the register sees it.

A few days' delay on a single instalment, years ago. Usually doesn't matter. Banks mainly watch for repeated and longer delays.

Enforcement or insolvency. These practically rule out a mortgage from a bank. They need to be resolved first. Only then does it make sense to think about which bank to approach.

What to check with an offer that skips both income and the register

A non-bank company may also lend against property. It must hold authorisation from the Czech National Bank, and you can check that yourself in its public register at jerrs.cnb.cz ↗.

We don't arrange non-bank loans, so this isn't an offer. It's a list of questions you should know the answer to before you sign anything.

When you, as a consumer, borrow against a charge on a property, it's by law a consumer loan for housing. It doesn't matter whether a bank lent it or someone else. It comes with a notice period and a deadline before the whole loan falls due, caps on default charges, and six months during which you can sell the collateral yourself. We've written this up on I can't keep up my mortgage payments.

So read three things before you sign:

  • Whether the lender is in the CNB register and what activity it holds authorisation for. The check is public and free.
  • Whether you're signing as a consumer. A loan taken out for a business purpose doesn't fall under the Consumer Credit Act's protection, so the deadlines and charge caps above don't apply to it. With loans secured against property, that's a difference you'd otherwise only discover once you default.
  • What exactly happens if you default. When the whole loan falls due, what the lender will charge, and how it reaches the collateral. This is the part of the contract that decides the property's fate.

A dispute over a consumer credit agreement is resolved free of charge by the Financial Arbitrator. Knowing that in advance is better than looking it up once you're already in trouble.

What if I don't qualify right now?

A year is a long time for this. These things are within your control, not the bank's.

  • You're self-employed. Every further completed tax year improves your starting position, and it's worth knowing which banks work from turnover.
  • You have a credit card or an overdraft. Some banks count the whole agreed limit as an outgoing, not just what you've actually spent. Cancelling an unused limit can raise the amount you qualify for.
  • You have a record in the register. If it's been paid off, you know when it'll clear, so you can plan when to apply around it.
  • You're about to apply. Not blindly. Every rejected application stays in the banking register for a year and counts against you at the next bank.
  • You have someone to add to the application. A co-applicant brings their own income, but also their own repayments, so it changes the assessment of the whole household in both directions. You can work it out with or without them.
  • You haven't saved a deposit. A larger deposit or a cheaper property lowers the loan's share of the collateral's value, and with it the risk the bank sees. Ways to cover the rest are on Mortgage without savings.

We're not promising it'll work out in a year. The bank decides after assessing the application, and some situations won't change in that time.

Frequently asked questions

Can I get a mortgage if I pay flat-rate tax?

You don't file a standard tax return, so the bank has no profit figure to read, and works from your bank statements instead. They need to show that you pay the flat-rate tax. Banks differ more here than elsewhere, so picking the right bank in advance pays off twice over.

Is there a mortgage without a register check?

No. The register is the tool a lender uses to meet its legal duty to assess whether you can keep up repayments, a duty every lender has. When an offer says “no register check”, it means even with a record, not without looking.

How long does a rejected application stay in the register?

A year in the banking register, six months in the non-banking one. That's why it doesn't pay to approach banks blindly: you'd reach the sixth in a worse position than you started. Finding out in advance which bank will accept your situation is cheaper than five attempts.

When does a debt I've paid off disappear from the register?

In the banking and non-banking register, records are kept for the term of the contract plus a further four years after it ends. In the SOLUS register it's three years from the end of the default, one year for telecoms and energy. Check the date the default ended on your statement, since that's where the clock starts.

Can I get a register record deleted early?

An inaccurate or incomplete record can be corrected. You submit a correction request to the register's operator online, via a data box, or by post, and it's dealt with within one month. A correct record is deleted automatically once the period runs out, and nothing removes it sooner.

Will a non-bank company lend to me without proof of income?

It has the same duty to assess creditworthiness as a bank, and must hold authorisation from the CNB, which you can check in its public register. Before you sign, check what happens if you default and whether you're signing as a consumer or as a business. We don't arrange this kind of loan ourselves.

How we can help

You can work out your payment in the calculator without leaving any contact details. If you want to go further, our adviser will go through what proves your income and what's on your register record, then submit the application where it actually has a chance.

You pay nothing. The adviser is paid a commission by the bank. We'll tell you how much on request.

We don't promise approval. That's decided by the bank after assessing the application.
