Green mortgage: the discount for energy class
Banks give a lower rate when the financed property falls into energy class A or B. What's more interesting than the discount is how it's built: in the bank's price list it stands as a surcharge for not providing the certificate. And you have to provide it before the bank approves the loan.
It isn't a discount, it's a surcharge
The advertised "from" rate assumes you have every discount going. Komerční banka's internal guidance states both sides of the same coin side by side: a discount for an energy performance certificate of class A or B, and at the same time a surcharge of the same size for anyone who doesn't provide one.
The other conditions are built the same way. The same bank adds a surcharge to the minimum rate for not setting up payment domiciliation, and for not taking out life insurance and property insurance with its own insurer. Added together, the difference between "take everything" and "take nothing" is noticeably bigger than the energy-class discount on its own.
A practical point follows from this, worth bearing in mind: compare offers by APRC (RPSN in Czech), the annual percentage rate of charge, not by the advertised "from" rate. APRC includes what you end up paying extra for the conditions too.
When do you have to provide the certificate?
No later than before the loan is approved. The guidance is explicit about this: providing the certificate can't be handled through a drawdown condition. Ideally, supply it straight away as a document for the property valuation.
Anyone who brings it later no longer gets the discount, even if the property meets the conditions. It's irreversible: the rate is approved by that point and the certificate won't change it.
What each class means in money is covered on our page Energy label for a property, and when you have to have the certificate by law is on Energy performance certificate.
In practice, then: ask the seller for the certificate right at the start, not when it's needed for signing. The seller has to supply it by law when selling, so it usually already exists and nobody just asks for it in time.
Which property has to meet the class?
Usually the one you're buying, and at the same time the one you're giving as security. In most cases that's one and the same building, so one certificate is enough.
When they differ, Komerční banka wants a class A or B certificate for both. This applies to a case where you're buying one property and giving a different one as security. Where there's more than one property, at least one of the properties bought and at the same time at least one of those given as security has to meet the condition.
Also watch out that the discount doesn't apply to every product. For a mortgage where the property isn't yet known, and for an unsecured mortgage, no entitlement arises under the guidance.
What if I still want to make the savings happen?
For a build or a renovation, a further discount is available if you provide a price quote from a supplier on the partner list of the Energy Savings project. Unlike the certificate discount, though, this goes through individual approval under the guidance, so there's no automatic entitlement to it.
How financing a renovation itself works is on our page Mortgage for a build and renovation. Bear in mind that for a renovation, the value of the property is assessed after the work is finished, not as it stands now.
Calculate your repayment
The calculator uses our indicative rate, not a discounted rate. How much the discount actually saves you at a specific bank depends on which other conditions you accept. In the result you'll also see APRC (RPSN in Czech), the total cost of the loan as a percentage, the length of the fixed-rate period for which the bank holds your rate, and LTV, meaning the loan's share of the property's value. Which banks we compare is in our mortgage comparison.
An estimate based on income. The bank approves the exact amount after assessing your income, expenses and credit history. We will work it out with you for free. Maximum LTV 80% (90% for under-36s buying a home to live in).

Intermediary: Offgrid Labs s.r.o. (HypoGO brand), an independent consumer credit intermediary registered with the Czech National Bank (ČNB). Frequently asked questions
Where do I get the energy performance certificate?
From the seller. They have to arrange it by law when selling a property, so it usually already exists. For a new build, the developer has it. When nobody has one, it can be drawn up by an energy specialist, but that takes time you may not have while the deadlines from the reservation agreement are running.
Will I get the discount on an older house after insulation work?
What decides it is the class in the certificate, not the age of the house. An insulated house with new windows and a heat pump can reach a better class. Have the certificate drawn up before you submit the application, since the rate no longer changes once it is approved.
Can I combine the discount with a grant?
Yes, a grant programme and the rate discount are two separate things. You deal with the grant through the state, the discount with the bank. Check the conditions of each programme separately, though, since they change and some require proof of the state before work starts.
How much does the discount actually save?
It depends on the loan amount and how long you keep the rate. Work it out in the calculator above: enter the amount and the term, then do the same with a rate two-tenths of a percentage point lower. The difference between the two repayments is what is at stake.
Does the discount apply for the whole repayment period?
It applies to the rate you have agreed, so until the end of the fixed-rate period. At the end of that period the rate is agreed again, and the bank sets its conditions on what applies at that time. What happens at the end of the fixed-rate period is covered under fixing again or refinancing.
